Besides the fact that the site www.vikasrikhye.com is getting increasingly popular ,it also is observed that this site has gained the patronage, from the NRIs & Corporate world.
Having received numerous phone calls & emails from the viewers/visitors to the site has no only encouraged me to share my knowledge with community but it has given me satisfaction of being a useful member of society.
In this message I would also like to give a brief introduction about myself:
” I Vikas Rikhye have been in the field of marketing and sales for over 30 years .I have been associated with Real Estate Sector for about 15 years, maintaining the professional norms of ethics & transparency in my commitments and service.
Being a dedicated Rotarian, as a member of Rotary International, I served President of the Rotary club of Gurgaon South City {1999-2000}.
Keeping in mind RI {Rotary International} slogan “Service above self“, I decided to write articles on Real Estate, to share my knowledge in this field, as well as, to initiate a drive to create awareness in a field, where most of us invest our life time earnings.”

Manesar: Traffic jams on NH-8 (The expressway)

IMT Manesar which is a fast growing township, situated on NH-8 at a distance of approximately 15KM from Rajiv Chowk Gurgaon.
In the recent past the Town-ship managed by HSIDC has gained popularity because of tremendous industrial growth it has shown, supported by companies like Honda Scooters & Motorcycles, Denso, Mitsubishi ,Videocon, Motorola , Baxter India etc.
According to sources it is understood that over 1,00,000 persons travel every working day either for business or work.
The residential real estate scenario is also showing a rapid growth besides the fact that HSIDC has a niche for over 500 residential plots & 50 group housing societies, at the same time some of the prominent builders have announced their forthcoming projects, in and around Manesar giving it a name of “New Gurgaon”.
All as afore-mentioned is the pleasing picture of IMT Manesar.
As one drives down from the flyover of Rajive chowk, it is the beginning of traffic jams at every crossing with U turn or otherwise at each intersection of the road, that connects to a village or locality.
On NH-8 just 7.5 km is the “Toll Barrier” where the toll fee, for using expressway is Rs.23/= {Twenty Three one way}Witnessing long undisciplined long queues, getting in wrong lanes is a common scene.
Just after crossing 2.km the Journey of traffic jams restarts in more aggressive fashion, a mix of Tractors /Trolleys, Huge Trawlers , Cars , Two Wheelers , Bicycles & Pedestrians coming on the expressway from all directions in a most undisciplined way creates chaos all around on the road & absence of traffic personals adds to it.
Wrong side driving in a race to come out of the jam, has become has become a common feature, that adds fuel to the fire & makes the situation worst.
After paying a toll tax of Rs 23/= {single way}the hope of comfortable drive shatters, it rather makes the journey painful & digesting for almost one hour { for 15 km distance}, which in normal course should not have taken 15minutes.
On the way back the situation is the same despite the fact that again for return journey the same amount of toll tax has been charged.

In “Master plan Gurgaon 2021″ there has been the announcement of 56 new sectors, whereas the basic infrastructure in the existing sectors,{ announced several years ago} has not been fully completed.
With the aforementioned reasons, real estate scenario in Gurgan getting much confusing, as some of the prominent builders as well as new players have announced the projects in the sectors with their signboards amidst of “lush green field “{ without road & proper accessibility } displaying the “Promised Dream comforts”, where the signs of **basic infrastructure are not at all visible.
**{Basic Infrastructure include - Roads- Drinking water- Electricity- Sever disposal -Rain water/storm water disposal- Greenery & Plantation-Shopping& market}
Since most of the “New Projects” are being announced in new sectors as covered in master plan 2021, where presently no signs of development ,therefore, several doubts haunt one’s mind as:

- Availability of Electricity [ From Electricity Department}
- Connectivity of Sewer connection with major drain as per Town planning norms
- Rain water/ Storm water Deposal as per Town planning norms

- Connectivity to Shopping/Healthcare/ Schools etc
As the real estate in Gurgaon has taken a positive turn, it is quite obvious to see the buyers enthusiasm. But a major cause of worry is that the over enthusiastic ones, may not land into a mess, therefore, it is imperative on the part of investor to check the facts about the project before investment. Lured with low “Basic Price” and discounts offered, the buyer gets tempted to put their hard money at a stake.

Real Estate Industry in India: Needs a boost

Real estate Industry in India besides having its apparent significance in the national economy, also has latent significance of being one of the largest job provider from a laborer to high ranking professional executives from engineering ,finance, marketing and many other economy related fields.
The real-estate industry which is playing a very crucial role in development of infrastructure had been victim of recent slowdown under global recession, therefore, it becomes imperative on the part of government to extend maximum relief in terms of taxation and offer incentive for investors to gear up the situation towards positive growth .
Since Housing industry constitutes a large segment of, real estate in India, therefore, government must consider rebates & incentives to strengthen investment opportunities by prospective investors.
It is understood from sources that to encourage people to invest in housing sector “Confederation of Real estate Developers’ Association of India”[CREADI] has suggested the government to increase the deduction on interest paid on self occupied residential house/property .It is further understood that CREADI has also suggested the measures, if adopted then effective interest rates on loan of 20 lakh for 20 years may come down to 6.95% from 9.25% and these measures would act as tools for achieving tha target of affordable housing.
Tax rebates and incentives in realty sector will have a positive impact on the overall economy.
