KMP Expressway (Kundli-Manesar-Palwal Expressway)

While India is undergoing a massive progress in infrastructure development, resulting into overall progress in surface network of Roads & Expressways ,through out the country. KMP Expressway (”Kundli-Manesar-Palwal Expressway”) is one of the prestigious project in Haryana, connecting Kundli, Manesar & Palwal,the, 135.6 km long . KMP Expressway is likely become operational by 2012.
It is understood that s 135.6 km long stretch is divided into three parts of 45 km each. having three major camps at Kundli, Manesar and Palwal & will be supported by three ancillary camps planned at Jassoure Kheri, Badli and Taoru.and expressway will cross national highways, NH-1 near Kundli, NH-10 at Bahadurgarh, NH-8 near Manear and NH-2 at Palwal having a planning of four flyover at places where the expressway will cross national highways.
It would have About 16 overpasses and underpasses at crossings on state highways and major district roads. It is also planned to have more than 32 agricultural vehicular underpasses, over 30 of cattle crossings including 60-61 pedestrian crossings passages.
A very careful planning has been done by the way of under & over passes to maintain the connectivity of villages on both sides of the Expressway. The location of on route railway over bridges, drainage works etc. have been meticulously planned.
According to sources, it is understood that over 2 Kilometer belt on either side would be treated as controlled area, while at the same time the local land owners having 50 Acres of land in the amenity zone of KMP may be permitted {within the frame work rules} to take up the projects like Amusement Parks, Golf courses & logistic parks.
It is also understood` from reliable sources that in coming year, there is a planning to develop commercial Theme townships along this 135 km stretch. These theme townships like Fashion City, Cyber city, Medicity etc .would be supported by well planned residential areas matching International standards. Besides the visible planning , there seem to be lot more of progressive plans in process of planning.
The progressive project of “Kundli-Manesar-Palwal Expressway” would not only, improve the traffic conditions in Delhi and Gurgaon as it will decongest the vehicular traffic of Trucks, Buses & other long distance vehicles but it would reduce the distance of various destinations in Northern India, it being a “important connectivity link between” them.
It is obvious fact that with this progressive growth would boost the confidence of investors, as the “Investor lobby” has already activated its sourcing activities for spotting strategic sites for Hotels ,Motels ,Warehouses,Golf Coerces & other recreational and commercial projects, in the vicinity of KMP Expressway(Kundli-Manesar-Palwal Expressway).

The structural design of the building has to be carried out in accordance with the provisions of NBC and relevant IS Codes, under the supervision of Certified & recognized Structural engineer { All the laid out and prescribed conditions have to be strictly followed, as contained in the Approval document}
The approval letter/ document contains in-depth details and guidelines pertaining to :

- Fire Safety
- Water Supply
- Sewerage
- Internal Roads
- Rain Water Harvesting

Besides Fast growing demand of Commercial office space in Gurgaon , there is a surprising phenomena that the rental / leasing rates are showing a downward trend.
After having done the in-depth study it is understood that during the peak period of real estate in Gurgaon , the builders & developers took the advantage of market pulse and rushed out with various commercial projects , which ,at that booming period got the unconditional support of the investors where the brokers worked as catalyst
As on April 2010 the commercial buildings in Gurgaon on prime locations of the city are giving a deserted look and a prospective Lessee / Tenant has ample of scope of negotiation on the quoted price.
It is felt by the real estate expert that if the trend of unplanned growth continues ,then lot of commercial properties would meet the same fate as a consequence , as presently many Buildings on Sohna Road, M.G.Road.& Golf course Road are giving a “Vacant Look”.

Having received numerous phone calls & emails from the viewers/visitors to the site has no only encouraged me to share my knowledge with community but it has given me satisfaction of being a useful member of society.
In this message I would also like to give a brief introduction about myself:
” I Vikas Rikhye have been in the field of marketing and sales for over 30 years .I have been associated with Real Estate Sector for about 15 years, maintaining the professional norms of ethics & transparency in my commitments and service.
Being a dedicated Rotarian, as a member of Rotary International, I served President of the Rotary club of Gurgaon South City {1999-2000}.

Manesar: Traffic jams on NH-8 (The expressway)

IMT Manesar which is a fast growing township, situated on NH-8 at a distance of approximately 15KM from Rajiv Chowk Gurgaon.
In the recent past the Town-ship managed by HSIDC has gained popularity because of tremendous industrial growth it has shown, supported by companies like Honda Scooters & Motorcycles, Denso, Mitsubishi ,Videocon, Motorola , Baxter India etc.
According to sources it is understood that over 1,00,000 persons travel every working day either for business or work.
The residential real estate scenario is also showing a rapid growth besides the fact that HSIDC has a niche for over 500 residential plots & 50 group housing societies, at the same time some of the prominent builders have announced their forthcoming projects, in and around Manesar giving it a name of “New Gurgaon”.
All as afore-mentioned is the pleasing picture of IMT Manesar.
As one drives down from the flyover of Rajive chowk, it is the beginning of traffic jams at every crossing with U turn or otherwise at each intersection of the road, that connects to a village or locality.
On NH-8 just 7.5 km is the “Toll Barrier” where the toll fee, for using expressway is Rs.23/= {Twenty Three one way}Witnessing long undisciplined long queues, getting in wrong lanes is a common scene.
Just after crossing 2.km the Journey of traffic jams restarts in more aggressive fashion, a mix of Tractors /Trolleys, Huge Trawlers , Cars , Two Wheelers , Bicycles & Pedestrians coming on the expressway from all directions in a most undisciplined way creates chaos all around on the road & absence of traffic personals adds to it.
Wrong side driving in a race to come out of the jam, has become has become a common feature, that adds fuel to the fire & makes the situation worst.
After paying a toll tax of Rs 23/= {single way}the hope of comfortable drive shatters, it rather makes the journey painful & digesting for almost one hour { for 15 km distance}, which in normal course should not have taken 15minutes.
On the way back the situation is the same despite the fact that again for return journey the same amount of toll tax has been charged.
